Buying your first home in the Utah real estate market can be very confusing. As well as working with a local utah realtor who specializes in first-time home buying, we recommend these steps below. 

1. Research the Utah real estate market: Before you start looking for homes, it's important to research the real estate market in Utah. This will help you get a better understanding of the types of homes available, the average prices, and the neighborhoods that you might be interested in.

2. Determine your budget: Once you have a sense of the Utah real estate market, you should determine how much you can afford to spend on a home. This will help you narrow down your search and ensure that you are only looking at homes that are within your price range. The first step in knowing how much home you can own is speaking with a mortgage lender and going over monthly payment options you're comfortable with. There are few things worse than being house broke. ;) 

3. Find a real estate agent: A real estate agent can help you navigate the Utah real estate market and find homes that meet your needs and budget. Look for an agent with experience in Utah real estate who can help you find the right home for you. An agent who purchases homes themselves each year, fixes/flips homes, and is an expert negotiator will be worth the price they'll be paid to represent you and your interests. 

4. Start looking at homes: With the help of your real estate agent, start looking at homes in Utah that meet your criteria. This may involve visiting open houses or scheduling private showings. Your realtor should always be your primary contact and communication should go through them as you're retaining them to represent you. Be cautious of new construction and builders in particular as they often take advantage of home buyers who don't have representation. The builder is not your friend and there is a reason they hire agents. When buyers are represented by agents, they are more likely to get closing costs, home warranties, and overall more favorable terms than without a professional real estate agent representing them. 

5. Make an offer: Once you have found a home that you like, it's time to make an offer. Your real estate agent can help you determine the right price to offer and negotiate with the seller on your behalf.

6. Get a home inspection: Before finalizing the purchase, you should have a home inspection done to ensure that the home is in good condition and doesn't have any major issues. Purchasing a home is a big-time investment and not paying for a home inspection (typicall $300-$500) often can cost buyers a lot more in items that could have been identified and fixed prior to closing. 

7. Close on the home: If everything looks good after the home inspection and appraisal from the lender has come back at value, then it's time to close on the home. This involves signing all the necessary paperwork and transferring ownership of the property. This typically takes place at a title company. 

Move in: Once you have closed on the home, it's time to move in and start enjoying your new Utah real estate.
